Ashwood Estate Agents is vastly experienced in the process of property Lettings & Management. We understand the process from start to finish.

With our free lettings valuation we will confirm to you what your property is worth on a monthly basic, and advise you on all legal information you will need to rent your property. Ashwood Estate Agents has vast experience within the rental market and has a dedicated management team to look after your property once the tenancy begins.

With our multi-branch coverage, extensive advertising, experienced staff and a senior partner/director on hand and contactable at all our locations, you will be sure to receive the best and most professional service locally.

From the point of instruction, Ashwood Estate Agents needs to have a copy of the property's E.P.C. (Energy Performance Certificate) on file to begin marketing your property for rent (this can be supplied by one of our outside contractors).

We will then begin to market your property on all major websites, local newspapers and our prominent office locations. Using state of the art Estate Agency software, we can match your property with our current list of applicants and start the viewing process straight away. Currently we are finding suitable tenants within 2 weeks on average.

Once we have found you a suitable tenant, we will then begin the full reference process, obtaining a detailed credit search, bank reference, employer's reference, a previous landlord reference and character references. If the applicant is successful we will notify you by telephone and arrange a suitable move in date. During the period from your tenant's successful referencing and move in date, we will require the following information from you - Landlords Gas Safety Certificate, Inventory report (all can be supplied by Ashwood Estate Agents), and your signed terms of business.

On move in day, we will sign the tenancy agreement on your behalf (if requested) set up a standing order for future rental payments, have your inventory report signed & witnessed, and of course collect all funds due.
